What's included in the rent?

Everything except power. With all new LED lighting, and energy-efficient, brand new appliances, you could expect a lower than average power bill. Yay!!

Bike Lane. what's that?

The city of Edmonton has gone through major consultation process and has finally upgraded the streets in front of  The Roseland Apartments. This includes new bike lanes right on 83rd ave! The bike lanes are accessible from the building, and function like an east-west bike highway, connecting the University area to Millcreek Ravine.

BIke room. Can I use it?

Your bike will be happy there. The Bike Room offers 10 secure, lockable bike racks (U lock recommended) as well as a workspace for you to tinker with your bike(s). Any ideas to improve this small but fun room are welcome!

what about my car?

Each unit has one parking space at the back of the building. The parking lot now has bright lights, so you can safely park at night. The lot also features outlets so you can plug in your car during Edmonton's chilly winter months. There is one visitor parking space at the back of the building, as well as limited parking space on the street.

I have a tiny dog/cat. They are super nice! Can I bring them?

I'm sorry. This is a pet-free building. Your pet is probably really cute, but they can also be loud, smelly, and trigger other residents' allergies. So we have to say no to furry friends.

The Showroom is pretty nice. Is the unit furnished?

Aww. Thanks. We set up a show suite to impress you! For now, all units are un-furinished. However, if you're interested in furnished suite, we're happy to provide it for an extra $150-$200/month. Contact for more details.

How safe is this building?

Edmonton's Whyte Ave/Old Strathcona area is known for its diverse art, entertainment, and food scenes. Like most areas bustling with activity, there are also some folks with no particular place to go. 99% of time, people are nice. However, for your safety, we installed 9 security cameras around the building to monitor any suspicious activity. Still, the best practice is lock doors after you, and keep your place clean. We believe that showing pride in ownership is the best prevention.

Is there a common room?

In this tiny building, space is precious. By removing an old janitorial and laundry room, we were able to make a small Bike Room. This room can be yours to do extra work--planting, woodworking or knitting? Just be mindful that this is a shared space. We are also very lucky to be close to the River Valley! Did you know that Edmonton has the largest urban parkland in the world? Yup. The WORLD! It's both wild and beautiful, and super fun to explore. When in doubt, ask us. We'll show you. Bike ride or run, anyone?
